Looking for a good 30 x 60 House Plan? We have, after a lot of research, made one that you probably would not disapprove of.

When we say some extent of research has gone into planning, one part of it revolves around noticing the most common concerns people have with house plans and the other is trying to overcome those concerns.

There are certain concerns that tend to recur in almost all plans. Some of these are – poor ventilation across the house, no parking space, cramped rooms and kitchen, no provision for the store, and inefficient use of land.

What we have tried with our plan is for it to be as useful as possible. A huge enough car parking space is available, there are three rooms all of which are spacious, numerous window provisions have been given throughout the house ensuring good ventilation, the dining area is right next to the kitchen – which is what one expects out of a house plan yet hardly gets. And there is also a store planned in between the kitchen and one of the bedrooms. Most of all, we have made sure to put every inch of the plot to its best use.

This is a north-facing house with a balcony towards the South.

Car Parking-Porch, Living Area, Dining Area and Kitchen

Just as you enter the compound there is a huge car parking space to the right of which is the staircase 3’6 ft wide. The car parking area measures 15’3ft by 16’9ft. And to the left is a 5ft wide passage which could be used as a tiny plant nursery.

There is the living area, measuring 13ft x 15’9ft, as you enter the house. Clearly enough, this space could adjust a seating setting for 12-15 people. Right next to it is the Dining area – measuring 10’6ft by 16’9ft. While preparing the plan we were aware of the fact that people prefer having the dining area and the kitchen close by, and that is exactly what you will see in this plan. The kitchen, measuring 11ft x 9ft, is to the left of the dining area, where even the entrance to the kitchen is through the dining room.

Since the drawing and dining spaces are quite open on either side, you would not have to worry about them being damp or smelly. As for the kitchen, there is provision for a window and one door opens into the backyard which guarantees an open enough space.

Bedrooms, Store, Bath-toilet, Backyard

The master bedroom is 14ft long and 12ft wide, whereas the other two are 13ft x 12ft and 13ft x 11ft respectively. There are two sets of toilet-bath, of which one is in the middle and hence easily accessible via all areas. And the other, towards the right end of the house, is separately for the master bedroom. There is an OTS or Open to Skyspace behind the common bath-toilet and in between the two adjacent bedrooms. You could use this space as a store or make a walk-in closet out of it or even leave it just like that and place it in tiny plants.

A store space, measuring 6’4ft by 4ft, has been given between the kitchen and the master bedroom. It could be used as a pantry or even as a common storage area.

As for the backyard which measures 22’5ft by 5’4 ½ft, we have made sure to use the plot as proficiently as can be, therefore, the space is big enough to have good seating and a garden, and yet no compromises have been made to the sizes of the kitchen or the master bedroom.

Given the fact that the width of the plot is half its length, an effective plan was imperative. We have done just that. The bedrooms are spacious. And the lateral setting of the drawing, dining and kitchen makes it all the more functional. The huge car parking and passage towards the front only add to the convenience of the residents.
