A prerequisite to designing a 2bhk House Plan is listing the most common issues that people have with floor plans. Starting off, our aim was to find the most recurring concerns. Poor ventilation, no provision for car parking, and inefficient planning are some of the common ones. We have put in a lot of research for our plan to overcome these.

Car Parking, Front Lawn, and Drawing Room
Once you enter through the main gate, you see the huge porch, measuring 10’9ft x 17’7ft. This is where you could park your car. Also, given the spaciousness, you would not have to worry about whether there will be enough space to move around. To the left, you would see the front lawn measuring 13 x 6. Having such a big open space right in front of your drawing room is always an advantage.
One of the two doors to the house opens into the drawing-room, while the other opens into the dining space, of which we will talk later. The Drawing room is 15’2ft long and 13ft wide. Window provision has been given, which would ensure you do not have a damp room in any season. Speaking of the size of the room, you could have a seating setup for at a minimum of 15 people.
Dining Area, Kitchen, OTS and Staircase
The Dining Area measures 9’9ft by 10’2ft. And since it is in the middle of the house it acts as the common room and is comparatively more open and airier than the other areas, hence, does not need windows of its own. We intended to keep the dining area and the kitchen in proximity for the setting to be more convenient and functioning.
To the right, you would see the kitchen, a bath-toilet, and an Open to Skyspace in between. The kitchen measures 6’10ft x 7’3ft, which is quite good considering the total area of the plot. Window provision on the wall towards the OTS has been given. A common toilet bath was planned so that you do not have to go all across the house to use the one attached to the bedroom. It would also prove useful when you have guests over.
The staircase has been planned on the opposite side of the kitchen. The plan was to keep it somewhat isolated from the dining space so that there isn’t a lot of distraction. Also, managing to include the staircase within the house, especially in a House Plan, is a little difficult, so we credit ourselves for this feat!
Bedrooms, Bath-Toilet, and Open Space
The bedrooms in this House Plan are designed in a horizontal manner. While both are the same length i.e., 13ft, the one on the left is 11’9ft wide the other is 12ft wide. Each have separate attached bath-toilet. The baths are in the corner of the rooms, therefore, are not taking too much of space. Moreover, the space left between the two bath-toilet sets is left open and could be put to many uses.
The open space also ensures good ventilation not only across the rooms but throughout the house.

Conclusion
Two separate open spaces have been given, which could be re-purposed in whatever way you like. The rooms are not too big or too tiny.
